Rappaport Development offers several types of services. We work on our own portfolio as well as those of our clients.

Real Estate Development

Rappaport Development works on real estate development projects that fit a municipal need. When starting a development project, our goal is to meet with the community leadership during the initial stages and work in collaboration with their goals throughout the process. Our recent experience is in developing smaller scale affordable housing developments throughout New Jersey with multiple layers of financing. This includes private financing, state and local government financing which is targeted for Affordable Housing projects. Our prior experience also includes working on financing larger Low Income Housing Tax Credit projects, and Market Rate Mixed Use housing projects.

Project Advisory

Rappaport Development works with Clients on specific development projects. This involves acting as the owner’s representative throughout all phases of the development. Our expertise is also in the overall financial structuring of a project, and engagements will typically include financial application(s) oversight and execution. Our prior experience is specific to multifamily financing and affordable housing. Previously, we have been engaged on HUD, CDBG, 9% LIHTC, Affordable Housing Municipal Trust Funds, State Special Needs Housing Funds, Bank Debt and State Affordable Housing Soft Debt funding applications.

Portfolio Advisory

Rappaport Development works with clients on the health of their overall real estate portfolio. Our engagement will begin with a detailed review of the portfolio, and will identify any areas of concern. This will then result in the oversight of any reposition or disposition efforts agreed upon by the Client. This results in the portfolio’s long term financial position improving and maintains more stability moving forward. Our prior experience in portfolio advisory includes multifamily owners and commercial standalone retail owners. The approach is the same whether the Client has 90 multifamily properties or owns 5 stand alone retail properties.
